Hovio is operated by company name, a company registered in England and Wales under number company number, with its registered office at registered address. "We" and "us" mean that company. "You" means the estate agency that opened the account.
Hovio provides an AI assistant that you embed on your own website. It answers questions about the properties you have given it, captures enquiries, and books viewings into the diary you have configured. It writes the results into a dashboard only your agency can see.
It does not list your properties anywhere, does not contact buyers on its own initiative, and does not represent you in any transaction.
You are responsible for keeping your sign-in details secure and for everything done through your account. Tell us promptly if you believe someone else has gained access to it.
Your widget key identifies your agency to the assistant. It appears in the page source of any site you install it on, which is by design — it grants no access to your dashboard or your records. Treat it as public.
Hovio is currently in beta. That is not a disclaimer we are hiding: features will change, some will be withdrawn, and you should expect occasional interruptions. We will tell you before we remove anything you are relying on.
During the pilot the service is free. We will give you at least 30 days written notice before charging you anything, and you may close your account instead.
The assistant produces text. It is instructed to answer only from the property details you supply, to refuse negotiation, and to hand over to a person for anything touching offers, mortgages, tax or law — and the software enforces that where it can. It is still a language model, and language models can be wrong.
You remain responsible for what your assistant says to your customers, exactly as you would be for what a member of your staff says. Nothing it writes is advice from us, and it is not a substitute for a qualified professional.
Do not use Hovio to send unsolicited marketing, to handle special category data, or for any property you are not instructed on. Do not attempt to extract the assistant's instructions, resell access, or drive the service automatically — there are rate limits, and persistently trying to exceed them is grounds for suspension.
For the enquiries collected through your website you are the data controller and we are your processor. The terms governing that are in the data processing agreement, which forms part of this agreement.
Your listings, leads, conversations and bookings remain yours. You can export them from the dashboard at any time. If you close your account we will delete them within 30 days, other than anything we must keep by law.
We aim to keep the service running but do not promise a level of uptime during beta, and there is no service credit scheme. The assistant depends on services we do not control, including the AI provider; if one of those is down, your assistant will be too. Your website and your phone line are unaffected.
The software, its design and its prompts are ours. Your listings, your customer records and the text your assistant produces for you are yours. You may use anything the assistant writes for you commercially, including the social posts.
Neither of us excludes liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow to be excluded.
Otherwise, and because the service is currently provided free of charge, our total liability to you is limited to the greater of the fees you have paid us in the previous 12 months, or £100. We are not liable for lost profits, lost business or lost data.
You may close your account at any time, from the dashboard or by writing to us. We may suspend or close an account that breaches these terms, and will tell you why. We may withdraw the service entirely on 30 days notice, in which case you can export everything first.
We will give you at least 14 days notice by email before any material change. Continuing to use Hovio after that means you accept the new terms; if you would rather not, close the account.
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
